Land Register

A public register where rights to real estate in Latvia are recorded and secured.

The land register is a public register where rights to real estate are recorded and secured. Land registers are maintained by district (city) courts and ensure the public credibility of real estate rights.

What is registered in the land register?

  • Ownership rights - who is the owner of the real estate
  • Encumbrances - mortgages, easements, building rights
  • Prohibitions - alienation prohibitions, arrest marks
  • Property rights - lease and rental rights
  • Other rights - pre-emptive rights, maintenance contracts

Land register structure:

Each real estate property has its own section containing:

  • Part I - description of real estate, cadastre number
  • Part II - owner data, basis of acquisition
  • Part III - encumbrances and property rights
  • Part IV - prohibitions and marks
