Land Parcel/Plot

A defined area of land with fixed boundaries and a unique cadastre number that can be an independent real estate object.

A land parcel is a defined area of land with cadastrally determined boundaries that forms an independent real estate object. In Latvia, each land parcel has a unique cadastre number, and its boundaries are registered in the State Real Estate Cadastre Information System.

Land parcel characteristics:

  • Cadastre number - unique 11-digit identifier
  • Area - territory size in square meters or hectares
  • Boundaries - precisely defined lines separating from adjacent territories
  • Land use purpose - permitted use type
  • Cadastral value - value for tax calculation

Types of land parcels by use purpose:

  • Agricultural land - arable land, meadows, pastures
  • Forest land - forest and related territories
  • Residential development land - individual and multi-apartment development
  • Commercial development land - trade, services
  • Industrial development land - production facilities
  • Public use land - roads, parks, public buildings
